600-home housing estate near Market Harborough

The latest phase of a 600-home housing estate near Market Harborough looks set to be approved by councillors. The application to build 313 homes is part of the larger site known as Overstone Park, on land south of Kettering Road in Little Bowden – which was approved in 2018.

The new proposal is to be debated by members of the planning committee at Harborough District Council but is recommended for approval. According to a report prepared for the committee, 232 of the new homes will be available for ‘market’ prices, whereas 81 will be classed as ‘affordable’.

14 one-bedroom semi-detached properties and 14 two-bedroom bungalows

In the latest phase of the Overstone Park project, 14 one-bedroom semi-detached properties and 14 two-bedroom bungalows will be available as ‘affordable’ housing. A further 30 two-bed terrace houses will be available at an ‘affordable’ price, alongside 19 three-bed semi-detached homes as well as four four-bed homes.

63 four-bedroom detached houses will be developed

At market price, 63 four-bedroom detached houses will be developed, as well as 20 five-bed detached properties and 100 three-bed detached homes and 49 two-bedroom semi-detached or terraced homes. Alongside the building of the houses, the developer intends to deliver 120,000 sqm of parkland and green space.

It is stated in the report that: “The site has significantly exceeded requirements and in so doing provides the public access to more local open space and will enhance the biodiversity of the site.” Upon completion of the development, approximately 600 houses will be built across the 88 acres of land.

Plans to build a primary school, a doctor’s surgery and a community centre are also in motion. Access to the site will be via a roundabout on Kettering Road and also at the A6 junction at Clack Hill.
