Plans are being drawn up for a big warehouse park on a brownfield site next to the M1 between Nottingham and Ilkeston.

Verdant Regeneration wants to build on the 200 acre former Stanton ironworks site, next to the Midland Mainline and junction 25 of the motorway.

It wants to put up 2 million sq ft of industrial and commercial buildings ranging in size from 15,000 to 1 million sq ft, which it says could lead to thousands of jobs.

The company has bought the site at Lows Lane, Ilkeston, prior to applying for outline planning permission from Erewash Borough Council this summer.

The ironworks dated back to the 1800s, and at its peak employed more than 7,000 people as part of the British Steel Corporation Tubes Division.

Since 2007, the land has been subject to a number of failed redevelopment attempts.

Verdant Regeneration is a joint venture between established local firms Ward Recycling and Trust Utility Management, which already have existing facilities next to the site.

They bought the land from Saint Gobain in a deal brokered by JLL.

The development will be marketed by M1 Agency and TBD Real Estate.

Verdant director David Ward said: “This a real opportunity to create a new legacy for our region.

“We are in the early stages of master planning and the options presented to market will help shape the development and bring sustainable business opportunities to the area.

“There is a multi-skilled workforce on the doorstep providing huge employment potential across the East Midlands.”

James Keeton, a partner at M1 Agency, said: “A really exciting opportunity situated in the heart of the East Midlands, New Stanton Park is one of the best strategically located sites in the UK – ideally positioned to access the UK national infrastructure.

“Approximately 10 minutes to the M1 providing road access the majority of the UK’s key logistics routes, ports and airports.”

He said the development will also see the proposed expansion of an existing rail freight hub, linking it to the UK’s key ports. Initial proposals would be capable of accommodating the biggest of goods locomotives, with 1,000 yard long sidings on a 16.7 acre site.

Work on getting planning permission is underway and a community liaison group has been set up prior to a public consultation.
