The New Lubbesthorpe development, near Thorpe Astley, will eventually include 4,250 homes.

4,250 planned homes for a new Leicestershire community

Developers are looking to build the next 163 homes of the 4,250 planned for a new Leicestershire community. The New Lubbesthorpe development, near Thorpe Astley, in Blaby District, is currently under construction with 861 homes occupied at the start of the year.

Davidsons Homes and Barratt Homes are now seeking full permission from Blaby District Council to start the next round of home building as outline planning permission for the homes is already in place.

Includes 51 three-bed, 26 four-bed & 15 five-bed houses

The new homes will include 10 one-bed apartments, 47 two-bed houses, 14 two-bed bungalows and 51 three-bed, 26 four-bed and 15 five-bed houses. Some 33 of these would be classed as “affordable”.

The homes would sit between Laxford Lane and a newly extended Dee Way. New Lubbesthorpe is expected to be completed next decade and will have two primary schools, a secondary school, two local centres with shops and leisure and community facilities, a health centre, offices, parks and playing fields.

Shops, including a convenience store, and cafes

Developer Charterpoint Ltd is waiting for the green light to start building one of the new local centres off Tay Road, to the west of the community’s new primary school. Shops, including convenience stores, and cafes or restaurants could make their home on the ground floor. The second floor would play host to the community’s new medical centre.

There would be six GP rooms, five consultation rooms and four nursing rooms. If the medical centre does not expand across the entire floor, the remaining space could be offered out as business space.

Forest House Medical Centre, which currently serves Braunstone Town, is expected to move into the building, leaving its Park Drive premises behind. The move has sparked an outcry from Braunstone residents, who “ are horrified at the prospect of losing their doctors’ surgery”.

However, the GP has said facilities at the current site are limited. They feel they are unable to provide the range of care and services some of our patients need.

New care home with 66 bedrooms

A second building on the site would be built as a care home, the plan shows. The three-storey residence would have 66 bedrooms split over the bottom two floors. The top floor would house staff facilities, a kitchen and a laundry.

The plans are the part of the next phase in developing the Overstone Park housing estate. Developer's bid to build 313 homes near Market Harborough, rural Leicestershire set to be decided

600-home housing estate near Market Harborough

The latest phase of a 600-home housing estate near Market Harborough looks set to be approved by councillors. The application to build 313 homes is part of the larger site known as Overstone Park, on land south of Kettering Road in Little Bowden – which was approved in 2018.

The new proposal is to be debated by members of the planning committee at Harborough District Council but is recommended for approval. According to a report prepared for the committee, 232 of the new homes will be available for ‘market’ prices, whereas 81 will be classed as ‘affordable’.

14 one-bedroom semi-detached properties and 14 two-bedroom bungalows

In the latest phase of the Overstone Park project, 14 one-bedroom semi-detached properties and 14 two-bedroom bungalows will be available as ‘affordable’ housing. A further 30 two-bed terrace houses will be available at an ‘affordable’ price, alongside 19 three-bed semi-detached homes as well as four four-bed homes.

63 four-bedroom detached houses will be developed

At market price, 63 four-bedroom detached houses will be developed, as well as 20 five-bed detached properties and 100 three-bed detached homes and 49 two-bedroom semi-detached or terraced homes. Alongside the building of the houses, the developer intends to deliver 120,000 sqm of parkland and green space.

It is stated in the report that: “The site has significantly exceeded requirements and in so doing provides the public access to more local open space and will enhance the biodiversity of the site.” Upon completion of the development, approximately 600 houses will be built across the 88 acres of land.

Plans to build a primary school, a doctor’s surgery and a community centre are also in motion. Access to the site will be via a roundabout on Kettering Road and also at the A6 junction at Clack Hill.

Looking for an Air Permeability test?

Air testing Market Harborough – Whether you’re planning to build a new home or you want to check on the air tightness of a structure you already own, air testing in Market Harborough is a great idea. Air testing is important to ensure that a building is airtight, and that the air inside it is not in danger of becoming trapped.

There are various types of air testing that can be carried out, including permeability tests, which can help to ensure that there is no risk of air leaks.

Whether you’re building a new dwelling or upgrading your office building’s air conditioning system, an air test is a must. For the record, there are two types of air test – the ones that are required by building regulations and the ones that are not.

An air test is a good starting point for an overall energy audit. It also serves as an indicator of how well your building is sealed. Using a test to measure the amount of air that’s leaving your building can save you money on your energy bills.

An air test involves mounting a door on a fan and measuring the results. The best part of the whole process is that you’ll be able to compare the results to each other, and make informed decisions.

Why is Air Testing Important in Market Harborough?

Whether you live in Market Harborough or somewhere in between, there are plenty of air testing services on hand to do the legwork for you. Taking the time to have an air quality check done correctly will ensure a cleaner and healthier abode.

The above mentioned is not the only reason for you to consider having an air test. As a matter of fact, the aforementioned test is mandatory if you plan to build a new house in England or Wales. Using Ratio Seven for an airtightness test is a good choice if you want to have an airtight home that doesn’t hurt your wallet.

Why is Air Pressure Testing Important?

Negative air pressure in your home is a common problem that causes problems throughout the year. This problem can cause excess moisture and poor indoor air quality, and waste air conditioning. It can also lead to drafts and mould buildup. As a result, it can increase your utility bills. It can also cause health problems for you and your family.

Air pressure testing is a crucial process that assesses how well a building seals against air leakage. The results can reveal the areas of a building that need more attention. This will help you find ways to reduce the problem and prevent it from affecting the comfort of your building.
